The design of the apartment building must meet the subsidy requirements for the construction of social housing. The contour track of the house is identical on three sides to the boundaries of the building plot. After verifying possible layouts, we propose a space-saving option of a three-storey building with a basement. In doing so, we endeavour, with regard to the northern neighbour, to extend only slightly the property towards the garden.
Dispositions are largely limited by the size of the plot and by the housing sizes determined by the subsidy requirements. The internal common areas are designed economically, while maintaining the optimal dimensions of staircases and corridors. The lift meets the standard dimensions for barrier-free use. The staircase and the elevator are located to the north gable wall.
The main entrance is located on the ground floor. An access corridor leads to one-bedroom apartments. On the 1st floor there are two apartments with a size of three-room apartment. On the second floor, the flats are divided asymmetrically into larger four-room apartments and smaller two-room apartment. All flats have the possibility to be transformed into barrier-free areas. They have adequate dimensioned corridors, doorways and even bathrooms. The layout of the 1st and 2nd floors can be swapped or used in only one of the solutions for both floors. This decision may be taken by the investor in further stages of the project, as appropriate.
